PROJECT DESCRIPTION

We provided Electrical, Mechanical, and Fire Protection design services for the 92,000 s.f. Orange County Utilities Central Administration Building. This project involves the development and design of a new 3-story tilt-up construction, steel-framed Central Administration Building to service the entire Orange County Utilities service area. The site is adjacent to wetlands.

The building itself includes a lobby/reception area, 2 elevators, stairs, offices, a SCADA control room, a general office/administration area, conference room, manual library, electrical room, mechanical room, raised floor computer area, storage rooms, a laboratory, a state-of-the-art training center for maintenance and office personnel consisting of projection screens and smart board protection screens, various technical shop rooms, break room, patio, covered maintenance area, a parking area and restrooms. A pneumatic tube system was designed for the convenience of drive-up customers.

The Operations Building will also have a “Hurricane Design” with the structure designed to withstand a 120 mph wind-speed, which correlates to a Category 3 hurricane. Mechanical systems include twin air-cooled roof top chillers and air handlers on each of the floors ensuring the ability to operate without power in emergency situations for 3 days through a series of interconnects. It is the latest of technology in conference and meeting space. Provide pre-action fire protection systems in sensitive areas.

Electrical systems include indirect and direct lighting, compact florescent multiple lamp section strip, overlapping lamps, circuited interior lighting, and exterior lighting for the building. Power was designed for the entire building, the air handler units, and power and circuitry for the chillers, power for the building systems for emergency power with separate electrical service for the fire pump. In addition, provide security cameras including card access and web enabled automated systems for the building to allow for operation of the building from any remote location by the maintenance staff.
